There are two ways of doing this.
The first, and by far the quickest, is to speak to a trusted commercial finance specialist, who knows your sector, LTVs, rates, and so on.
The second way is to do it yourself!
So for a commercial mortgage application, answer the following 3 questions:
1. Do you have 2 years filed accounts/track record?
2. Can you afford the monthly repayments? (more in fact 14)
3. Will the injection of capital (minus the monthly repayments) have a net positive impact on your bottom line?
Whilst this is simplistic, if you can answer yes to all 3, there's a good chance you can apply with confidence.
