What makes these deals special?

Strong cashflow and monthly profit– based on the best mortgage rates on the market at 75% Loan-to-value or below and the rental income produced by the tenant, the property will be making the investor in the region of £100-£150+ per month, or £1200+ a year. This represents around a 20% Return on Investment per annum before any future capital appreciation is taken in to account. If the valuation instructed by your chosen mortgage lender comes back lower than the recent valuation we have had carried out, the full 20% discount will be passed on.

Valuation paid - we pay for your mortgage valuation as instructed by your lender – that’s how confident we are that the full 20% discount can be met. You will not have spent any funds on finance or legals until valuation is back and discount is confirmed!

Tenants guaranteed from day 1 - the tenants wish to stay and are prepared to sell at a discount and rent back the property on a 6-12 month tenancy period.

Low net buying costs – the property price will be in the region of £100,000 to £130,000, with a 5% deposit required. Total net buying costs will rarely exceed £10,000

Unique buying structure in place – meaning you do not have to tie up the typical deposit required to buy.

Secure, no funds risked investment – to complete the deal, no funds need to be risked until you are given a mortgage in principle and the valuation is complete. We are so confident in the prices we have secured at, we will pay for the investor’s mortgage valuation.

Secure, rental income insured – we will be working with a major insurance company who can provide rental guarantee insurance for landlords for a period of 6-12months.
